CONCEPTUAL MASTER PLAN
The conceptual Master Plan has taken into account –
Major social and economic conditions to understand the Mandalay Region and also the whole of Myanmar
The driving economic factors for the development of Mandalay and its neighboring cities
Significant environmental factors to better understand the ecological assets of Mandalay
Strong Infrastructure and ease of transportation
Conducive housing settlements
Project Development Phases
Phase 1 – Year 2013 -2018, development work will be done on 2,000 acres of Myotha Industrial Park
Phase 2 – Year 2019 – 2024, development work will be done on 4,375 acres of Myotha Industrial Park and the adjoining Semeikhon Port areas
Phase 3 – Year 2025 onwards, development work will be done the remaining 3,978 acres of Myotha Industrial Park.

Location and Logistics
The Central Myanmar Region has always been an agricultural region. With the recent change in the country’s open economy market-oriented policies, modernization and industrialization is essential for the country’s development.
The proposed industrial park is envisaged to be on par with international industrial parks such as Jurong Industrial Park (Singapore) and Suzhou Industrial Park (China)
The proposed site is located in the central part of Ayeyarwaddy River, southwest of Mandalay City. To the south, it is about 430 miles away from the river port of Yangon. To the north, it is about 270 miles from Bhamo.To the west is KyaukPhyu deep sea port. From the port, two pipelines (a gas and a crude oil) south of Mandalay International Airport to Yunnan, China.
